Keeping it fresh
As a daily routine, we go through every property on our list individually
and assess its performance. If we find a property is not receiving as
much attention from prospective buyers as it should, taking its price,
condition and location into consideration, we re-assess the situation
to find the root cause and make amendments accordingly. We don't believe
in leaving properties "on the shelf" gathering dust, we treat
each and every property as freshly as the day we are instructed to sell
it.
Keeping you informed
Unlike some Estate Agents and Auctioneers,
we strongly believe in keeping our clients informed regularly on the status
of their property sale. An informed seller is a happy seller!
Holding it all
together
We act as a communication station between
buyer and seller, solicitors, engineers etc. Quite often along the way
to a sale, there are breakdowns in communication between the afore mentioned
group of people, which can lead to a slowdown, or even a collapse in the
sale altogether. Typically, 'A' is waiting for paperwork from 'B', but
'B' is not aware of this and so nothing happens for weeks. Our job is
to make sure everything is running as it should by communicating with
all involved, thus helping to avoiding situations like this.
A Healthy Mailing
List
Before we ask you to part with any of your
hard-earned cash for advertising, we will check our healthy and up-to-date
mailing list for potential buyers. Many properties are sold like this
as they are genuine and active house hunters hopefully looking for a house
like yours.
Property Staging
This is where you prepare your house to
make it more attractive to potential buyers. When we come to appraise
your property, we will be seeing it probably for the first time, and so
looking at it as your viewers would see it. If you live in a property
long enough, you can get immune to minor faults which need attention.
As part of the service, we can advise you on such things if required.
Property Staging can involve
any one, or a combination, or indeed all of the following. Painting in
neutral colours, cutting the lawn, placing flowers, oiling squeaky doors,
minor landscaping, depersonalising your property, fixing leaking taps,
deep-cleaning all surfaces, furniture placement in empty properties, open
fires, keeping pets out, replacing broken tiles, re-grouting tiles, replacing
old sealants, clearing gutters out etc.
